We recommend you take out travel/ holiday insurance prior to booking. 

Cancellation policy

• Cancellations made more than three weeks before check-in date will be refunded in full minus a £25 cancellation fee.

• If you fail to arrive at The Botháns on your booked dates, there will be no refund of your booking cost.

• If you wish to amend a booking with a date change, this must be done within 3 weeks of the booking date. The rebooking date is subject to availability and the future booking date must be within 6 months from original booking date. 

• In the unlikely event that we need to cancel your booking, we will inform you as soon as possible and either reschedule your stay or refund all monies paid to us.

• The Botháns reserves the right to cancel any booking either before or during the stay if the following terms and conditions are not adhered to.  No refunds will be issued.

Terms and conditions 

• Full payment is required at the time of booking to secure and confirm your stay. 

• Bookings can only be made via our online booking system; confirmation of your booking will be emailed to you.

• We reserve the right to enter your accommodation at any time for any reasonable purpose, for example to make checks or undertake maintenance work. 

• Our cabins have a maximum occupancy of two adults, apart from Lir View cabin which has a maximum occupancy of five guests. The maximum occupancy of our cabins must not be exceeded under any circumstances. 

Check-in and check-out

• Check-in is from 4 - 7.30pm on the day of arrival.

• Check-out is by 11am on the day of departure.

• Late arrivals and departures may incur an extra charge

Damage and theft 

• In making a booking, you accept responsibility for any breakage or damage caused by you or any member of your party and agree to indemnify us in full for any loss that we may incur as a result.

• Any accidental damages should be reported as soon as possible in order to minimise damage and associated costs. 

• Lost keys will incur a replacement charge.

• We do not take responsibility for loss or damage to personal property or for injury to clients or any third parties during their stay. We recommend that you take out travel insurance to cover such events.

• While cleaning is included as part of your stay, we reserve the right to levy a cleaning charge if the cabin, outdoor bath or outside area is left in a particularly poor condition.

Smoking

• The cabins are all non-smoking (including the use of e-cigarettes) if you smoke outdoors guests are responsible for the safe and tidy disposal of cigarette butts, please don’t litter the surrounding area.

• Any evidence to suggest that there has been smoking in the cabins will lead to additional cleaning charges.

Guest behaviour and noise 

• The Botháns is a place to switch off and unwind and so all guests are requested to be considerate of other guests and staff.

• Inappropriate or anti-social behaviour towards other guests or staff may lead to removal from the site without a refund of booking payment. 

• A no-noise policy is enforced between 11pm and 7am.

• You are welcome to explore the site but please remember that the safety of yourself and your children is your responsibility at all times. Please do not let unaccompanied children into the lake area.

• There are a number of streams and running water in some of the ditches around the outside of the site – please ensure young children are supervised at all times in these areas.

• Wireless internet access is provided free of charge but is not guaranteed. As we are located in a rural/remote location, adverse weather etc. can affect the internet. We reserve the right to disclose your name and address to our internet service provider if we discover that you or a member of your party illegally downloaded content from the internet or otherwise engaged in unlawful activity whilst staying at The Botháns. 

Pets 

• Pets are currently not allowed.

Children 

• In the interest of safety, children should never be left unattended in the cabins or on site and parents/caregivers of children must accept full responsibility for the safety and wellbeing of children on site.

Parking 

• Parking for one car per cabin is included with your booking

• If you require charging for an electric car please let us know and we can arrange for a small fee. 

Accessibility 

• We want everyone to enjoy a break at The Botháns and so we have designed the Hideaway cabin with accessibility in mind. We fully comply with all laws in force regulating the treatment of, and provision for, customers with disabilities. Please get in touch if you have accessibility requirements you would like to discuss.

 Sky lanterns/fireworks/bonfire/Candles

• Sky lanterns or fireworks are not permitted 

• Bonfires and campfires are not allowed, please only use the firepits provided with each cabin. Candles are allowed, but only in lanterns or glass jars – no naked flames. Failure to comply could mean ejection from the site. 

Should you find you have any complaint during your stay at The Botháns, please notify us immediately and we will do all we can to rectify the problem.  Should you remain unsatisfied please notify us in writing within 7 days of the end of your stay.
